Virginia St., McKinney (meeting starts 6:00 PM; for public hearings you're recognized when the hearing opens, and a Request to Speak card for the City Secretary helps). What's proposed

Rezone from "RS-60" Single Family Residence to "TR1.8" Townhome Residential. TR1.8 allows attached single-family, duplex, triplex and quadplex homes. On a lot this size that likely means two to four attached units instead of one house.

Staff recommendation

"Approval" of the TR1.8 rezoning. Staff says it fits the ONE McKinney 2040 plan's Historic Town Center Residential sub-placetype and its push for infill housing.

Who it helps or hurts

Adjacent single-family / residential ownersMildly hurt

Detached single-family homes on RS-60 lots surround the site to the north, east and west, and a church sits to the south. Attached units on a corner lot add density, parking demand and a different building form on a block of detached homes.

Nearby commercial / land investorsMildly helped

It is another sign the city will approve "missing middle" infill on small Town Center lots. Other vacant or underused RS-60 lots nearby may try the same path.

Within about 1,000 feet

Historic Town Center neighborhoods and the downtown square area. No other zoning cases near this site in the staff report.

Watch for

  • The Planning and Zoning Commission heard this on Sep 22, 2026. Its vote is not published in the city's agenda data yet. Council makes the final decision on Oct 20.
  • No letters of support or opposition and no online comments so far, so a few neighbor comments could carry weight.
  • Three submittals (July 21, Aug 5, Aug 31), so the plan changed twice. Check the zoning exhibit for the final layout.

Next step

City Council holds a public hearing and makes the final decision on Oct 20, 2026.
