What's proposed

A Specific Use Permit for "Minor Vehicle Repair" (Local's Auto). The base PD allows commercial uses but requires an SUP for auto repair. The building sits 84 ft from the homes to the west, where 30 ft is required. Service bays face Wilmeth Road and the Shops at Wilmeth, not the homes, behind glass-finished doors that look like windows when closed. Extra canopy trees go in the 20-ft landscape buffer next to the existing masonry wall.

Staff recommendation

"Approval" of the SUP, conditioned on the site developing per the attached exhibit. Staff calls the hard-corner, two-arterial location appropriate.
