Virginia St., McKinney (meeting starts 6:00 PM; for public hearings you're recognized when the hearing opens, and a Request to Speak card for the City Secretary helps). In writing: the city's online comment form at mckinneytexas.org/CitizenComments before the meeting.

What's proposed

A Specific Use Permit for "Minor Vehicle Repair" (Integrity 1st Auto Repair), which C2 allows only with an SUP. The applicant widened the landscape buffer next to the apartments to the south from 10 ft to 40 ft, on top of the existing masonry wall. All bay doors face away from both the apartments and Coit Road.

Staff recommendation

"Approval" of the SUP, conditioned on the site developing per the attached exhibit. Staff says the use fits a corridor developing with commercial uses.

Who it helps or hurts

Adjacent single-family / residential ownersMildly hurt

The Sanctuary at Westridge apartments sit directly south, buffered by 40 ft of landscaping and a wall. Single-family homes across Coit are in Frisco and get a smaller say. Expect some service noise and traffic. Hours are not limited in the conditions.

Nearby commercial / land investorsNeutral

An auto service use in a commercial strip with retail and restaurants (Westridge Retail) to the north and medical and professional offices to the east.

Within about 1,000 feet

Virginia Parkway corridor to the north; Frisco single-family neighborhoods west of Coit.

Watch for

  • No hours, outdoor-storage or overnight-parking condition. Residents of the Sanctuary at Westridge are the likeliest commenters.
  • Four submittals between June 15 and Sep 3, 2026, so the site plan changed several times.
  • The Planning and Zoning Commission heard this on Sep 22, 2026. Its vote is not published in the city's agenda data yet.
  • 0 letters of support, 0 of opposition, and no online comments so far.

Next step

City Council makes the final decision on Oct 20, 2026.
