What's proposed

Initial city zoning, paired with annexation case ANNEX2025-0014 on the same Council agenda. About 5 acres along Custer would be "C2" Local Commercial, and about 26.95 acres behind it "TR1.8" Townhome Residential. TR1.8 allows attached single-family, duplex, triplex and quadplex homes. At typical townhome densities that could mean a few hundred units.

Staff recommendation

"Approval" of the C2 and TR1.8 zoning. Staff says it matches the Suburban Living placetype for the Northridge District, and that the commercial strip buffers the homes from Custer.
