Owner/applicant BMH Oak Cliff III LLC (Hudson Henley; representative Paul Carden) asks for a new Planned Development District with WMU-5 Walkable Mixed-Use base uses on land zoned CS Commercial Service, which allows outside storage, vehicle repair, machine shops and similar heavy commercial uses. The site is mostly undeveloped. The PD would allow a multifamily-plus-retail project: 5 stories / 80 ft maximum (versus 3 stories / 45 ft today), 85% lot coverage, 10 ft side/rear setbacks, no residential proximity slope, and no minimum parking because the site is within a half mile of light rail. Residential hotel use is prohibited.
