What's proposed
Owner/applicant Osvaldo Rojas (Confiar Real Estate Inc.) asks to rezone from R-7.5(A) Single Family and A(A) Agricultural to LI Light Industrial. The applicant intends to sell to a buyer who would develop light industrial uses. LI allows light manufacturing, warehouses, mini-warehouse, trade centers, freight terminals and outside storage (some under residential adjacency review), 70-ft height, 80% lot coverage, 15-ft front setback and a 30-ft setback from single-family. Today R-7.5(A) allows 30-ft homes; A(A) allows 24-ft structures at 10% coverage. The A(A) portion is in the AE flood zone.

Properties to the west are R-7.5(A) single-family (the report lists homes along Bonnie View Road and Cleveland Road among those notified). They would face 70-ft industrial buildings, truck traffic and outside storage, mitigated only by the 30-ft single-family setback and adjacency review for some uses.
North is PD 761 (utility building), east is LI/A(A) with a distribution warehouse, south is PD 761/A(A) undeveloped. Staff calls the request consistent with the Logistics/Industrial Park placetype and the Dallas Logistics Port district.
